The building and land located at 231 10th Street, Brandon, Manitoba, as described in Certificate of Title No. 3121163/2, will be sold at a public auction on Wednesday, the 8th day of April, 2026, at 10:00 a.m.
The auction will be held by way of video or teleconference. There will be no in-person attendees at the auction. In order to participate you must pre-register at least 24 hours prior to the auction by contacting Robert Dowhan at either 204-942-4235 or rdowhan@dowhanlaw.ca
The mortgagee is advised that the structure on the property was built in 1928 and renovated in 2021 and is a 2,080 square foot single storey building with a full unfinished basement. The main floor is developed as office space with a reception desk and waiting area, multiple offices, meeting room, lunchroom, washroom and storage areas. The building is situated on a lot size of 24.25' x 120' with a parking area accessible from the alley at the rear of the property. The property is zoned as HMU-HUB Mixed Use by the City of Brandon.
Property taxes are paid up to December 31, 2024. The property is sold subject to taxes and penalties accruing after that date. Purchaser shall be responsible for payment of any outstanding water accounts owing by the mortgagor.
Property is sold subject to the following encumbrances: Caveat Nos. R8412/2, 84-7821/2, 90-5428/2, and 1468582/2.
TERMS OF SALE:
Deposit of $30,000.00 by way of cash, bank draft, or certified cheque payable to Dowhan & Dowhan Law Corp. within 24 hours of the auction, and the balance according to the conditions to be announced at the sale. The maximum amount of cash that may be provided as part of the deposit is $7,500.00.
The property will be sold subject to a Reserve Bid of $327,200.00 plus any such other additional and incidental costs which may be incurred by the mortgagee from the 17th day of March, 2026 to the date of auction which costs will be announced prior to the commencement of the auction.
The goods and services tax (GST) is chargeable on the commercial component of the property and will not be included in the reserve bid. GST will be due and payable upon closing to the mortgagee's solicitors unless the purchaser is a GST registrant pursuant to the Excise Tax Act (Canada).
The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar. Certain parties may be prohibited from purchasing the property, including but not limited to, parties who by virtue of their employment or relationship to a person involved in the sale process would have special knowledge of the circumstances pertaining to the sale.
